Site Identification and Acquisition
Working predominantly throughout the Midlands, our knowledge of local market conditions and the planning status in those areas allows us to critically assess and identify new opportunities for our clients.
An extensive professional contact base allows us to monitor new opportunities. We carefully assess each site against the status of each individual Local Plan/Core Strategy, and provide a feasibility study on the site to identify the risks that are involved in that particular site, together with the opportunities that are presented to obtain planning permission for alternative uses.
We will also assess local market conditions, site constraints and competing sites in the area to ensure that our clients have full knowledge of the site and its competitors. Having assessed the risks, we will work with our clients to formulate offers for the site, which will usually take the form of either promotion or option agreements and include promotion/option fees, timescales, promotion obligations etc.
We will also work for landowners in placing sites with developers to promote under option or promotion agreements. Our knowledge of the market allows us to understand those developers that are active in a given area at that time, and therefore who is best placed to promote the site.
The track record of developers in any given area will be best placed to maximise the chances of success through the planning process.
