Hawksmoor have sold land on the edge of Cannock, Staffordshire with outline planning permission for the development of 78 no. new homes to national developer Bellway Homes. The land lies to the west of Pye Green Road on the edge of Cannock, forms part of a Sustainable Urban Extension to provide up to 900 new homes in tandem with existing phases being developed. The site was sold to Bellway Homes following a competitive tender process. Hawksmoor acted on behalf of the landowners and the promoter, St Modwen Developments. Bellway Homes have now submitted their reserved matters application for the detailed aspects of the proposed development.
The site is one of the main allocated housing sites in Cannock Chase’s Local Plan, and will supply a significant source of much-needed new housing. The outline planning permission provides for 20% affordable housing, and will also provide for contributions towards community infrastructure such as cycle storage facilities at Hednesford Railway Station, and the proposed extension of the adjacent Poppyfields Primary Academy.
Tom Bathurst, Director at Hawksmoor said: “The site is within a popular area of the town, enjoying ease of access to the Cannock Chase Area of Outstanding Natural Beauty, in addition to the town centre to the south. The local community will benefit from the development of both new market and affordable homes, and also contributions towards local infrastructure.”
